Seasonal Exterior Home Maintenance Checklist for New Homeowners

This exterior home maintenance checklist will help you keep your Madison area home looking and working great.

Whether you're a first-time homeowner or just looking for ways to be more proactive about your home maintenance, it's never too late to master the art of exterior home care. It's easy to neglect your home's exterior when you see more of your actual living space inside than, say, your rain gutters.  Our exterior home maintenance checklist will help you know where to start.

During the Summer

  • Check your windows for gaps and cracks in the frames. Sometimes replacing the weather-stripping is enough to keep the drafts at bay, but if your windows are hopelessly damaged or inefficient, summer is a great time to replace them
  • Trim your shrubs and trees.
  • Touch up exterior siding and trim with paint where needed. If your siding is damaged, have it repaired or replaced
  • Check your dryer exhaust and remove any lint that has built up.
  • Hire a professional to perform any roof repairs that need to be done, whether it's just a few shingles or replacing the whole shebang
  • Inspect the hardware on your exterior doors, and repair or replace loose hinges, doorknobs, locks, and even weather-stripping.

During the Fall

  • Inspect your heating and cooling system, replace filters, and make sure everything is ready to combat the arctic winds that are waiting to invade.
  • Hire a professional to clean your chimney.
  • Drain and winterize exterior plumbing before the first freeze of the season.
  • Power-wash your windows and siding.

During the Spring

  • Spring is the perfect time to power wash your deck and/or front porch, and give your outdoor spaces an update, whether that means fresh landscaping or new paint, stain, or deck sealant. Consider adding onto or building a new porch or deck for more outdoor entertainment space.
  • Wash and inspect windows and window frames for cracks or leaks.
  • Inspect and service your lawn mower.
  • Clean your gutters and drain spouts to remove any debris that accumulated over the fall and winter; you'll be glad you did when the springtime rains roll through. Check for damage and call in a gutter replacement specialist if needed.
  • Hire a professional to re-check your roof make sure no damage or leaks developed during the winter months.

Staying on top of your home's exterior maintenance will help prevent quick fixes from turning into major projects. Taking advantage of Google calendar, the planner on your phone, or another personal organization system is a smart way to schedule tasks on your home maintenance checklist to make sure you don't find yourself swamped at the end of the season.
